Water Boil Advisory from Carolina Water Service

Good Afternoon, 

This is a courtesy message from Carolina Water Service Inc. of North Carolina, your local water provider for the Zemosa Acres Subdivision at 1-800-525-7990.

Please be advised that this boil water advisory is directly related to repairs made to the water distribution system in your area and is not related in any way to COVID-19. If you have any questions about our response to COVID-19, please see our website or guidance provided by the EPA at www.epa.gov/coronoavirus.

Customers may have experienced periods of low pressure and or outages in the distribution system due to a repair in your area today. Periods of low or no pressure in the distribution system increases the potential for back siphonage and introduction of bacteria into the water system. As a precautionary measure, once water is restored consumers boil all water used for human consumption (including, drinking, making ice, brushing teeth, washing dishes, and food preparation). As an alternative, bottled water may be used. The North Carolina Division of Water Resources Public Water Supply Section has been contacted concerning this event.

Vigorous boiling for one minute should kill any disease-causing organisms that may be present in the water.

This office is strongly urging the water consumers to conserve water whenever possible. Customers will be notified by a second phone notification message once the Boil Advisory has been rescinded.

Water pressure issues – Carolina Water Service is investigating – will update

Homes in Ridgeview are experiencing water pressure issues. They were unaware of any problems in the area when we contacted them. They are sending a crew to investigate. We will send an update as soon as we have further information.
While awaiting guidance from the water service, filtering or boiling your water rather than drinking directly from the tap is advisable out of an abundance of caution.

Pool Opening Delayed Awaiting Guidance from County/State

Due to the Covid 19 pandemic, limitations have been placed on gatherings in public places. We are advised our pool is subject to these limitations.
As most of you are aware, we typically have the pool open by Memorial Weekend.
Once we are advised by authorities that we can open and what restrictions may be placed on the use of the pool area, we will send notification.
It is important that all residents comply with whatever restrictions the County or State may place on the use of the pool area. The County has the authority to close the pool for any failure to comply with the posted rules or additional restrictions imposed by the County or State.

Reports from Neighboring Communities and Community Safety

There have been reports over the past couple of nights from neighboring communities of unlocked cars being targeted for valuables. Before we installed the camera system, some of our residents (all with admittedly unlocked cars) fell victim having some items missing from consoles and glove compartments.
Fortunately, since the installation of our camera system, there have been no reports of such criminal activity on any Ridgeview street.
But as a reminder, in the event you detect any suspicious activity that may involve the commission of a crime in the community, please notify us so that we can access available camera footage to help identify perpetrators. If you are witnessing any crime in progress, please contact Concord Police immediately.
We do not have hired patrol staff and remain a self-policing community – relying on residents reporting suspicious activity.
The dead end streets and Neighborhood Watch have surely helped Ridgeview remain one of the safest neighborhoods in the city. The addition of license plate/street cameras should contribute to deterrence and with your cooperation, continue to keep Ridgeview a safe community for us all.

Widespread Power Outage

I just contacted the City regarding this morning’s power outage. They indicated that it is widespread and runs down 73 all the way to the Perdue plant. They are still trying to determine the cause of the outage. Therefore, they have no Idea when power will be restored.
They did tell me they would call if they have an update. They clearly know a power outage at this time of the morning will create a significant inconvenience for customers. Hopefully they’ll have us up and running again soon. I will send an updated post if/when I receive any further information.

Water Service Interruption – Thursday 01/17/19 between 10am-4pm

If you registered your phone number with Carolina Water Service when you contracted water service, you should have received a recorded phone message today from Carolina Water Service notifying you of the service interruption tomorrow.
If this is the first such message you have received from Carolina Water Service, it may have seemed a bit ominous.
We called and spoke with the Supervisor for this area to seek additional information regarding the need to boil water for at least 24 hours after the interruption, but at least until you receive a follow up recorded message telling you it’s safe to no longer boil your water for consumption.
So here’s what we were told. There is no break in Ridgeview’s water lines, but there is a break in the main water line that feeds Zemosa Acres and Ridgeview and they need to excavate the pipe, cut and replace a section. In doing so, dirt that could contain bacterial contamination could enter the water flow. If you have anyone in your household with a vulnerable immune system, particularly young children and elderly, out of an abundance of caution, it is advisable to use bottled water for consumption until you receive the all clear message, if you prefer not to boil the water as they suggest.
That said, it is not inevitable that bacteria will enter the system that might pose a threat to health. But because it is possible, the advisory is in effect for every such service interruption.
The reason it takes at least 24 hours, is because Carolina Water Service sends a sample of the water after the pipe repair is complete for testing. It takes at least 24 hours for them to retrieve the results of the test.
If we receive notice that the water poses no threat, we will post an updated message to that effect tomorrow or once received.
We have inquired as to whether or not a particular type of water filter negates the need for bottled or boiled water. We were informed that even reverse osmosis filters can NOT be guaranteed to provide 100% safe water during this period.
We continue to seek further clarification as to whether there are any fully effective filtration options. We will share any additional information we receive.
Once water is restored, we recommend removing the insulated cap you installed to protect your outdoor spigot and running water through your outdoor spigot before running water inside the house. Doing so will limit the amount of dirt/solids that enter your system to help keep such contaminants out of your water heater, ice makers, filters, etc.
Although Ridgeview has no control over utilities, we hope to be able to provide any additional information that may be helpful to our residents.
Our position is always: better safe than sorry!

2019 Dues

At the 2017 Annual Meeting, a motion was made by an Owner to increase dues to $165 per month. The final modified motion passed for the $45 increase to be effective Jan 2019 (the original motion failed for the increase to take effect Jan 2018). $165./month represents the full amount of budgeted expenses for 2018, and the Owners voiced a preference to raise dues beginning in 2019 rather than to continue to run a budget deficit subsidized by the reserve as we have done for the past decade.
We discussed and reminded Owners at the 2018 Annual Meeting about the increase decided at the 2017 Annual Meeting.
If you were unable to attend either of the past two annual meetings, and have not otherwise received notice or had forgotten to include the increase in your Jan dues check, no need to worry. No ones dues will be counted as late simply for paying the current dues amount of $120.00 for January. Kindly send an additional $45 with your February dues to bring your account current and your account will not reflect any late payments.
