At the 2017 Annual Meeting, a motion was made by an Owner to increase dues to $165 per month. The final modified motion passed for the $45 increase to be effective Jan 2019 (the original motion failed for the increase to take effect Jan 2018). $165./month represents the full amount of budgeted expenses for 2018, and the Owners voiced a preference to raise dues beginning in 2019 rather than to continue to run a budget deficit subsidized by the reserve as we have done for the past decade.
We discussed and reminded Owners at the 2018 Annual Meeting about the increase decided at the 2017 Annual Meeting.
If you were unable to attend either of the past two annual meetings, and have not otherwise received notice or had forgotten to include the increase in your Jan dues check, no need to worry. No ones dues will be counted as late simply for paying the current dues amount of $120.00 for January. Kindly send an additional $45 with your February dues to bring your account current and your account will not reflect any late payments.

Freeze Warning Tonight – Protect Outdoor Spigots
Good Evening All,
The weather service has issued the season’s first freeze warning for our area this evening and overnight.
You will want to install insulated spigot covers this evening on your outdoor spigots. Some homes have spigots in both the front and back of the house. If you don’t have a spigot cover handy, Lowe’s sells them for a couple dollars each.
An insulated spigot cover provides essential protection to prevent frozen pipes that have resulted in serious damage to homes and contents in recent years causing several homeowners much inconvenience and expense. Please be aware that Ridgeview’s insurance does not provide coverage for repairs or damage due to frozen pipes.

Storm Preparedness
Although Florence has been downgraded to a tropical storm, severe storm effects are still expected in coming hours in our immediate area.
Most of you have no doubt spent the past few days preparing for the impact of the storm reaching our area, but out of an abundance of caution, we’d like to share some basic preparedness information in the event some important steps have been overlooked due to busy lives that didn’t pause while the storm barreled in.
Please make appropriate plans for both potential POWER LOSS and WATER LOSS and those in lower lying areas in the community should be vigilant as water levels from nearby Buffalo Creek may rise to historic levels into those lower lying areas of our community.
Ridgeview and Zemosa Acres are full of trees and there is always a potential with a major storm for trees to fall and block outside access by vehicle, even if roads outside the community are not closed or flooded.
Furthermore, water mains could become damaged and your home could not only lose power, but also lose access to a safe drinking water source or even lose all water pressure entirely.
After contacting Carolina Water Service, this is the response I received from their Supervisor: “Trees being uprooted or a water main break can result in a no water situation. If the city has no power there may be a no water situation. Storms like this really hold a large unknown factor and all safety precautions that can be taken should be.”
So to prepare, you want to be sure that if you don’t have access to enough bottled water to make it through the several days that it is possible for us to be without safe drinking water, then while you still have safe running water, please fill water pitchers and other clean vessels that you can use for drinking water.
It is also advisable to fill bathtubs so that you will have access to water to flush toilets, bathe, wash clothes, etc. It is not advisable to use bathtub water for drinking.
NEVER USE OUTDOOR COOKING DEVICES/GRILLS INDOORS as they can quickly result in fatal carbon monoxide poisoning, not to mention creating an extreme risk of fire.
Please place flashlights in an accessible location and assure that you have fresh batteries so that you will be able to safely see within your home at night. If you must use candles, again to prevent risk of fire, DO NOT LEAVE THE ROOM WITH CANDLES BURNING. We must be certain not to put ourselves or our neighbors in danger of turning a storm emergency into a fire emergency.
Staying informed with current information from local media and keeping your emergency contact informed of potential concerns is advisable. If you do not have phone battery chargers, you car may be your best bet for keeping your mobile devices charged so that you can access local media apps and streaming services for the most current information about potential dangers the storm may represent.
We hope all our Ridgeview neighbors make it through the storm safely with power and water service unaffected, but being prepared will lessen the impact if we’re not so lucky.

response to new windows post
We had a big response to the post relating to the most recent window order in the works.
For those of you that emailed us asking for quotes, we will get that information back to you once we get measurements and can get pricing back from the manufacturer.
We will hopefully have information to you by the end of next week.

Replacement Window and Door Specs (including storm doors)
The latest installation of the windows that were ordered last year has created a significant interest among Owners to replace their windows.
The replacement window required must match the original architectural style of windows that were installed when the buildings were built.
The spec replacement window is JeldWen Aluminum-Clad windows clad in bronze colored metal (matching gutters/downspouts). All windows must be casement to match the original architecture. Divided/hung windows are only permitted in buildings Q, R, S, and T (duplexes directly across from the pool) as those windows are too large to be casements.
Five homes in the community have non-conforming windows. While there is still an opportunity to get the special pricing, it would be a good time to bring those homes into compliance.
If you want to replace your windows, we strongly urge you to order now as this is likely to be the last order for several years at this dramatically reduced special pricing we have negotiated directly with the manufacturer. In the past five years we have placed four bulk window orders, most of the windows that needed urgent replacement have been replaced already.

Regarding storm doors:
For those interested in replacement storm doors, the only acceptable replacement storm door is also bronze color, full glass (there can be no divisions in the glass or screen – as in sliding glass to expose half screen and half glass). You can install your choice of a Pella, or Larsen or any other brand available that meets those specs. The Pella is only slightly more costly, but seems much more durable than the Larsen.
If you have a non-conforming storm door on the front of your unit (as in divided glass), you can still use it by putting a new door on the front and having your existing front storm door installed on the back (sliding/ divided glass storm doors are permitted on the rear of the house).
Regarding front doors:
Please contact the Association directly regarding proposed style for front door replacements (if different than builder original) and the door color designated by the Architect for your home.
Bulk trash (washer & dryer) left on street
Someone put bulk trash on the street. We are trying to determine who put the washer and dryer on the street so that we can make arrangements with them to have the items removed. If you have any information about how these items came to be put streetside, kindly email us at email@ridgeview.fyi

Frozen pipes
Unfortunately, we already have an Owner experiencing a casualty loss due to frozen pipes. Much thanks to the Owner that reported the leak to Gene Haas. Gene took immediate action to minimize the loss.
We’ve been fortunate the past couple of years to have very mild winters, but this latest cold front has packed quite a punch.
We urge all to make sure that potential freeze points are protected as appropriate to the conditions at hand. Among precautions to observe… Maintaining adequate heat, insulation, spigot covers, leaving cabinet doors open that house water pipes and leaving water dripping… Etc.

Unlocked Cars
We were notified by a number of residents that someone rifled through the contents of unlocked cars in Ridgeview again last night. This is the first report of such activity in several months.
In this case, as in all past cases, there has been no reported breach of vehicles that were locked. My cars remain locked at all times and I had a number of boxes in my car that were undisturbed.
Whoever has been doing this apparently is not taking the time to try to unlock vehicles. So keeping cars locked may discourage this activity by making Ridgeview a less productive use of the criminals’ time.

Beware Unauthorized Repairmen/Service Technicians Calls
PLEASE BE AWARE!
One of the Ridgeview Residents reported being contacted by a company suggesting they were supposed to perform an inspection for an external building repair of their property.
The call received was apparently some scam artist.
Repairs are generally initiated with a request for work by the property owners. If Ridgeview initiates a repair to your property, then an attempt will be made to notify you in advance that such a repair is in process. No contractor, other than Jason Krauss and his crew, will be given contact information for anyone in the community without our having notified the Owner in advance of doing so.
Unless you have been notified that your request for work has been approved or we have notified you of a repair, then you should not be granting access to or around your property to unsolicited persons claiming to be “repairpersons” or “service technicians”.
