Siding Washing starting Mon 10/17-10/19 (Please remove personal items near building prior to Mon morning)

Greeting All,

Clean Home Power Washing Co. is scheduled to clean the Hardie siding throughout the community Mon through Wed of next week.  

Please note that they require removal of all personal items near the building in order to perform the cleaning process.

Also please be aware that they will use your water outlet to clean the siding and pressure wash the front sidewalk in front of your home, if applicable.  Some folks have expressed concern about their water being used in the past, but this is the most economical way to do so.  We have been assured that there would be a minimal impact to your water bill. 

Please note that cleaning the siding must be performed by our approved contractor according to Hardie siding specs to assure the warranty isn’t voided by use of unapproved chemicals or cleaning methods.  Should an Owner object to the use of their water, kindly understand that the cost to obtain separate quotes for cleaning, the additional cost of bringing in water tanks and the additional costs for a separate service call to clean your siding would need to be assessed to your account.  For this reason, we have given the contractor permission to use your water outlet, absent objection, since the cost to use your water would be a small fraction of the additional costs and labor to bring in an external water source.  

Also, please be aware that pool contractors may begin work on resurfacing the pool at the same time or shortly after the siding cleaners are on site.  

Additionally, our annual inspection and roof/gutter cleaning will be performed soon, likely in mid-November by Guy Roofing.  They plan to clean the gutters after the leaves have fallen from the trees so that the gutters and downspouts will remain clean as possible until the leaves fall again next year.

3) Water Usage: By signing this agreement, you agree to provide Clean Home Power Washing the right to use an on-site water supply as needed to complete the stated project. If an exterior water supply is required, it will be at an additional charge. It is the customer’s responsibility to make sure the water supply is on and in working order before we arrive. Additional charges will be applied if water is not available.

5) Courtesy: While Clean Home Power Washing is on location and performing work on your property, you are responsible for keeping all children and pets, as well as other individuals away from the work area. Children and pets must be kept off the surface cleaned for at least 8 hours after our work is completed. This is for your safety.  This also gives the finished result and the exterior surface time to dry to ensure a desired result.

8) Removal & Replacement of Deck, Patio, Porch and Driveway Contents: Removal and replacement of grills, deck furniture, planters and any other items are the responsibility of the homeowner. Should we need to remove items from these surfaces, Clean Home Power Washing will not be responsible for any damage, breakage or for storage issues. An additional charge may be applied for time and labor devoted to the removal of these items if there are an excessive amount of items.

Terminix Inspections Friday, Oct 14. Inside home inspections required for slab homes – crawlspaces must be unlocked

Please put this date on your calendar.  Terminix has scheduled our annual termite inspections for Friday, October 14.  If you have a crawlspace under your home, then it must be unlocked so they can inspect under your home.  If you do not have a crawlspace, then someone will need to provide access to your home for the inspection.

For your protection, this inspection is required and critical – as Terminix is not obligated to honor the termite protection for your home that the Association has contracted with them.  If you have subsequent termite damage without an inspection, then you would personally be responsible for repairing the damage to the building and your home, potentially tens of thousands of dollars.

They can usually start in the morning and are done by shortly after lunch time.  They do not make appointments for specific times, but if you have further questions, you can contact Terminix directly at 704.786.5300

Unlocked cars burglarized last night (plus note to Pet Owners)

Last night was the first time our community was canvassed by roving car burglars since we installed the Flock Safety camera at the entrance. There have been reports over the past couple of years of such activity in adjacent communities, but it seems our cameras have kept them out of our community. Apparently these burglars didn’t see the sign at the entrance. We were able to identify the vehicle from cameras on Wexford and that enabled us to match up the car with the license plate from the entrance camera. The license plate and time of entry has been reported to the Police. Apparently they dusted for some fingerprints as well.
As a reminder, the best way to prevent such activity is to keep your car door locked and not leave valuables in your vehicle that might tempt these roving burglars.
Another quick note for Pet Owners:
As a convenience to all pet owners, Ridgeview installed pet stations that we stock with special mitt bags and waste containers to make it as easy as possible to dispose of pet waste and prevent disease transmission.
Sadly, we’ve had an increasing number of complaints involving pet waste not being picked up throughout the community with frustrated owners reporting playing hopscotch around poop as well as tracking it through their homes. Community rules and County regulations require all dogs to be on leashes when outside, so that you can see when and where they are pooping and promptly pick up and dispose of your pet’s poop. Each pet’s residence in the community is contingent on these rules being followed. Pets rely on their Owners good behavior to maintain their privilege to live at Ridgeview. Don’t let your pets down. Your pets are counting on you!

Pool Use Agreement sent via email. You must sign and accept terms to use pool: Open link, click start, complete fields, sign electronically, click Done.

The Pool Use Agreement has been sent to all Owners via email for your digital signature.  Once you have signed the document, you are registered to use the pool for the season according to the terms of the agreement.


Each Owner must sign and accept terms BEFORE residents of your household may enter the pool gate.  To do so, please click link in email, click start, complete fields, sign electronically, click Done.  Once you click Done, if there are no error messages, the webpage will indicate that you have completed the document.

The following section only applies if you have authorized tenants in your unit. These additional items must be submitted to the Association BEFORE your tenants may use the pool:

1. A copy of your HO6 insurance certificate from your Agent that indicates that your policy is ‘in force’ and names “Ridgeview Association Inc” as an “added insured.
2. A letter from your insurance agent stating that your policy fully protects the interests of the Association against both liability for acts by your Tenants, their guests and their pet as well as any damage to Ridgeview’s common property or the property of others while any of the preceding are on Ridgeview property.  This letter is required annually, to assure that the policy remains in force.  If your Agent has any question about the coverage required, they can contact us at email@ridgeview.fyi
3. Approval of pool use by tenants/authorized residents is subject to compliance with Covenants that require each executed lease and each executed lease renewal to be submitted to the Association in advance of non-owner resident occupying the property. The lease must include the phone number, emergency contact phone number, email address of the Lessee, list of all authorized residents of the condo pursuant to the lease and vehicle descriptions and tag numbers of authorized residents.  Owner accounts are subject to daily fines for non-compliance as well as failure to return pool key on demand.

All pool keys are numbered, recorded security keys that can only be legally reproduced by the locksmith licensed to produce that key and only then with the formal request and signature of the Ridgeview Officer of Record allowed to request reproduction of a key. All keys remain the property of Ridgeview Association, Inc. and must be returned on demand. Replacement keys are $100. each. Keys are only issued to Owners of Record of a specific home and must be conveyed to new Owner upon sale of home or returned to the Association. 


Keys may not be “loaned” to any other party without written approval of an Officer of the Association.  Approval of pool use by tenants/authorized residents is subject to compliance with Covenants that require each executed lease and each executed lease renewal to be submitted to the Association in advance of non-owner resident occupying the property. Only keys that are reported as lost or unrecoverable may be replaced. Once replaced, all prior keys issued to that Owner will be registered as lost and unassigned.  Keys reported as lost MUST be returned to the Association if found. No Owner may be issued more than one registered key simultaneously. 

Pool Rules 

Loss of pool privileges may occur under any of the following circumstances: 

1. Use of an unassigned key, use of a key assigned to another party or accessing the pool by any means without an assigned key may result in loss of pool privileges for both the Owner and the person improperly accessing the pool; 

2. Failure to identify oneself or present key used to access pool while within the pool gates by an authorized keyholder; 



3. Failure to follow rules as posted on or around the pool premises;

4. Failure to follow rules otherwise established by Ridgeview or the state of NC for use of pools, including, but not limited to…
a. All Children under the age of 18 within pool gate MUST be accompanied and properly SUPERVISED by authorized keyholder at all times,
b. Only authorized keyholders, their immediately family and children, and up to a maximum of 2 adult guests are permitted per Owner-occupied household.
c. Registered residents of Tenant-occupied households are permitted to use the pool but may not invite additional guests.
d. No glassware or glass containers of any kind may be brought into the pool area (bottle koozies used in the pool area may not contain glass, only metal or plastic bottles or cans are acceptable for use within the pool area). 

THE UNDERSIGNED ACCEPTS THE LIABILITY AND RESPONSIBILITY FOR POOL USE BY ANY RESIDENT OF THEIR HOME INCLUDING GUESTS AND FAMILY MEMBERS. UPON ACCEPTANCE OF A POOL KEY, THE UNDERSIGNED ACCEPTS ALL RESPONSIBILITIES THAT CONVEY WITH KEY POSSESSION, INCLUDING BUT NOT LIMITED TO AGREEMENT TO BE BOUND BY THE RULES STATED HEREIN. IF AT ANY TIME IN THE FUTURE, THE UNDERSIGNED IS UNWILLING TO BE BOUND BY THE RULES HEREIN, THE ASSIGNED KEY AS WELL AS ANY RECOVERED KEYS PREVIOUSLY ASSIGNED TO THE OWNER OR PRIOR OWNER OF SAME HOME MUST BE RETURNED TO THE ASSOCIATION.

Pool Closed Monday through Thursday for chemical treatment

The pool will be CLOSED Monday through Thursday because of chemical treatment being used to try to help with the stains on the bottom of the pool.
The water should turn green during the treatment and will not be safe for swimming.
The pool will be ready to open for the official Memorial Weekend pool opening starting on Friday, May 27.
We are still awaiting updated guidance from our insurance company, but will be sending a link with pool rules/regulations that will include any changes they require.

POOL OPENING UPDATE (important policy information at link provided)

Please read the following carefully if you intend to use the pool this season (or you have a tenant that intends to use the pool).


The official pool opening date is Friday, May 27 of Memorial Weekend.  We have a new insurer for the Master Policy this year and will be modifying our Pool Policy Form according to their requirements.  We expect to have feedback from our Agent by next week.  Once the required modifications are made, we will send each Owner the document via email that can be signed electronically.  Once you have signed the document electronically, you and those covered by the scope of the pool policy will be able to use the pool according to those guidelines.

IF YOU SIGNED AND SUBMITTED THE POOL KEY REGISTRATION FORM/POOL POLICY FORM last year (and entered your key number on the document): you still need to complete the electronic document when it arrives by email… but, in the meantime, you may use the pool according to the policies of that document starting today.  If you need a refresher of those policies, the old form is available online at https://ridgeview.fyi/wp-content/uploads/2018/06/Pool-Key-Assignment.pdf

Fwd: Water Outage Planned for Mar 3

Just making sure that everyone received this message from Carolina Water Service regarding planned water interruption tomorrow.  


Good Morning, 

This is a courtesy message from Carolina Water Service Inc. of North Carolina, your local water provider for the Zemosa Acres Subdivision at 1-800-525-7990.

Customers will experience periods of low pressure and outages in the distribution system, tomorrow, Thursday, March 3rd, 2022 beginning at approximately 9:00 am as we make some necessary repairs. Our operations staff will work as quickly as possible to restore water by noon barring no complications. Periods of low or no pressure in the distribution system increase the potential for back siphonage and the introduction of bacteria into the water system.

As a precautionary measure, it is advised that all consumers boil all water used for human consumption once water is restored tomorrow, Thursday, March 3rd, 2022.

As an alternative, bottled water may be used. The North Carolina Division of Water Resources Public Water Supply Section has been contacted concerning this event.

Please be advised that this boil water advisory is directly related to valve replacements being made to the water distribution system in your area and is not related in any way to COVID-19. Vigorous boiling for one minute should kill any disease-causing organisms that may be present in the water.

Water main break in Zemosa Acres

As many of you are aware, and have reported to Carolina Water Service, there is a water interruption this morning.  According to Carolina Water Service there is a water main break at Kendall and Chadbourne.  I’ve asked if they have an ETA for restoration and am told they do not.  Based on past experience, they usually respond that it should be restored shortly if they expect a quick repair.  If I am able to obtain additional helpful information, I will advise. 


Winter Preparation to Protect Your Home. Low of 27 tonight. Reminder to put covers on your outdoor spigots.

Good Evening Everyone.  Hope you all had a Happy Thanksgiving.
This is just a reminder of some important preparations for winter weather.
Please don’t be offended if you consider some or all of this information common sense knowledge.  There are some first time homeowners among us that may not be aware of the safety risks to themselves and neighbors as well as the financial costs they may incur for failing to follow these requirements.
PREVENTING WATER DAMAGE:
The front and back spigots on all homes should have insulated covers on them by now.  If you are a new homeowner and don’t have them yet, you should be able to pick up two of them for under $10 at Lowe’s.  This time of year, Lowe’s usually keeps them near the front entrance of the store, since so many people come in looking for them.

PREVENTING FIRE DAMAGE:
If you intend to use your fireplace, please be certain the answer to all of the following questions is YES:
1. Has your fireplace been properly maintained and cleaned by a certified professional assuring that it is in safe condition to burn wood?
2. Are you certain that the wood you are burning is either Oak or Hickory?
3. Is your wood stored on a raised metal rack above ground and at least 5 feet from the building in a space in the common area that has been approved by the Association?
4. Are you certain that a responsible adult will be monitoring the wood and embers until they have completely burned and no longer represent a risk of creating a spark or otherwise igniting any flammable item in the proximity of the fireplace?
Firewood Requirements:
1. If you are unaware of the maintenance status of your fireplace, DO NOT USE it until it has been inspected/cleaned by a certified chimney sweep.
2. ONLY HICKORY AND OAK are approved for burning in fireplaces in Ridgeview.  USE OF PINE IS A VIOLATION OF RIDGEVIEW POLICY and is not permitted to be brought onto the property as firewood at Ridgeview as it creates dangerous, soot build up in flues that can result in fire damage to your home and adjacent homes.  In the past 10 years, two homes caught on fire and the Owners were unable to live in them for about six months.  The fire started in one home, but also displaced the Owner of the adjacent home and destroyed contents in the adjacent home as well.  Therefore, your neighbor must rely on you being a responsible homeowner for their safety, as well as your own.  It is your responsibility to KNOW what kind of wood you are burning and burning unapproved wood would also be considered negligent by our insurance carrier.  If soft wood is used in your fireplace by you or any guest in your home, you would be personally liable for any resulting damage to your home as well as your neighbors home and contents lost.

“Trees like pines, firs, or cypress have “soft” wood, which burns fast, leaves few coals, and makes a lot of smoke that can coat your chimney with soot (not a safe thing in the long run). Seasoned softwood is okay for outdoor fires, but you may want to avoid it if a fireplace is involved…”
3. Storing wood directly on the ground, on a deck, or within 5 feet of any home is a violation of our contract with Terminix.  Such violations void coverage for termite damage.  In such cases, the Association is not responsible for damage due to violation of these policies.  The homeowner becomes personally liable for all damage to their home and adjacent homes due to improperly stored wood.
4. Never leave a fire or hot coals unattended in your home.  Do not start a fire if you do not intend to monitor it until it is fully extinguished.
Although these requirements apply at all times regardless of weather,  NC is currently experiencing less than normal rainfall and warnings have been issued by the state that drought conditions increase the danger of fire ignition.  State Officials have advised everyone to be especially cautious to prevent fires during such conditions.
